S. Africa's Dlamini-Zuma becomes first woman to head AU Commission

South Africa's Nkosazana Dlamini-Zuma won a tight fought vote to become the new head of the African Union Commission, the first woman to hold the post, African leaders said.

She beat the incumbent, Jean Ping of Gabon, in a closely fought election over several rounds of voting.

"Now we have the African Union chair Madame Zuma, who will preside over the destiny of this institution," Benin's president and current AU chairman Thomas Boni Yayi said.

Dlamini-Zuma, 63, an experienced diplomat, is a veteran of the fight against apartheid. A doctor by training, she has served as health, interior and foreign minister in South Africa.

Her victory brings to an end an impasse that has lasted for the past six months.

Her former husband, South African President Jacob Zuma, was one of the first to offer his congratulations after the vote.

"It means a lot for Africa... for the continent, unity and the empowerment of women -- very important," Zuma said.

Voting took place at an AU summit, where, earlier in the day, Rwanda and the Democratic Republic of Congo agreed to an international force to neutralise rebels in eastern DR Congo, as the African Union said it was ready to send peacekeepers there.

Rwandan President Paul Kagame told AFP both sides had agreed "in principle" to accept the force.

He was speaking after his first face-to-face meeting with DR Congo President Joseph Kabila since a UN report in June accused Rwanda of supporting Congolese rebels. The two leaders met on the sidelines of the AU summit.

Dlamini-Zuma's win follows her challenge six months ago to unseat Ping, the former commission chairman, which ended in deadlock after neither won the required two-thirds of the vote, leaving Ping in the post.

"She's a freedom fighter, not a bureaucrat or a diplomat," said Ugandan President Yoweri Museveni, beaming enthusiastically.

Noureddine Mezni, spokesperson for the outgoing chairman, told AFP that Ping had acknowledged defeat.

He "has accepted the results of the elections and wishes Madame Dlamini-Zuma the very best.

"He expressed his readiness to cooperate with her to work together for the unity of the continent."

Erastus Mwencha of Kenya was re-elected as deputy chair of the AU Commission, he added.

Members of the South African delegation smiled and congratulated one another as they filed out of the conference hall.

"It's good for southern Africa. We (in southern Africa) never had this job," a delegate from Zimbabwe told AFP with a broad grin.

Officials said the elections went to four rounds of voting before Dlamini-Zuma won 37 votes, three more than the required majority, to confirm her win over Ping.

Jakkie Cilliers of the South Africa-based Institute for Security Studies told AFP how Dlamini-Zuma's score had crept up from one round of voting to the next.

"She got ahead in the first round and after that the momentum kicked in," said Cilliers. "The heads of state wanted a decision."

Dlamini-Zuma's win had brought "clarity as to who's in charge" at the AU, after six months of deadlock over the leadership issue, he added.

Some analysts say South Africa has violated an unwritten tradition that continental powerhouses do not run candidates for the post, but leave smaller nations to take the job.

Before the vote however, Dlamini-Zuma played down concerns that the vote could divide the AU.

"I don't think the continent will be polarised," she said.

The winner would "make sure they work with everybody, irrespective of where and who they voted for," she added.

Cilliers said he was optimistic that divisions created by the vote would heal.

"She'll be an inclusive chair, she won't be divisive ... She was a very competent foreign minister and even better at home affairs (the interior ministry)," he said.

Rwandan and DRC leaders will meet again in early August to try to thrash out the details of the force -- including size, mandate, nationality and deployment details -- for eastern DRC.

UN peacekeepers already operate in the region. UN deputy secretary general Jan Eliasson called for an immediate end to the violence, warning that "countries of the region ought to respect the principle of non-interference."

AU Peace and Security Commissioner Ramtane Lamamra said that changing the mandate of the UN peackeeping mission there "was one scenario."

On Monday the heads of state will wrap up their two-day meeting.

LOS ANGELES (July 16, 2012) As part of its commitment to reach out into the local communities in which it serves, for more than 30 years LA BioMed has offered a unique opportunity for outstanding high school seniors to work in a scientific and medical research environment as part of LA BioMed's Summer Fellowship Program. This year, 18 Los Angeles-area high school graduates were chosen to participate by a committee consisting of LA BioMed and Harbor-UCLA Medical Center faculty members for this once-in-a-lifetime opportunity.

First established in 1978, LA BioMed's Summer Fellowship Program receives nearly 100 applications each year, with 18 students being accepted each summer. Students who are selected for the program spend eight weeks assisting assigned mentors, who are accomplished medical scientists, in the study of topics such as the nature or progression of diseases, the efficacy of medications, and many other important areas of scientific research.

"The program has proved to be a breeding ground for some of the most accomplished clinician-scientists today," said Stewart Laidlaw, Ph.D., Associate VP of Compliance and Director of Educational Outreach at LA BioMed. "We're extremely proud of our graduates. Many former program participants have gone on to attend and graduate from medical school or graduate school, with some eventually returning as post-graduate physicians or fellows at Harbor-UCLA Medical Center."

While in the program, participating students have a unique opportunity to learn about careers in medicine and in the health sciences. They assist researchers in their work, attend clinical conferences and hospital rounds, participate in weekly lunch meetings, and gain firsthand experience working in a scientific and medical research environment. At the end of the summer, students participate in a Culmination Ceremony where they are able to present posters summarizing their research projects, and a select few are also chosen to give oral presentations.

Since 1978, more than 300 students have graduated from the program, with more than 90 high school valedictorians and four Presidential (White House) Scholars having participated.

Learn The Ropes Of Commercial Real Estate With This Advice | Buy ...

Getting started in the commercial real estate market is much simpler than it seems. You must know a few pieces of information before making any kind of moves on a property. This article contains tips to help you get more from your experience.

Lower the risk of default by eliminating as many things that can be labeled ?event of default? as you can prior to negotiating a commercial property lease. This will greatly lessen the likelihood that the tenant might default. That is not a situation you would want to encounter.

When you are looking to buy or sell commercial property, don?t forget to leverage your network of contacts. For example, those in your network can give you the ?inside scoop? on properties, even those that are unlisted.

If you are trying to choose between two desirable commercial purchases, the larger one may be the better choice. Getting the financing you need is a difficult thing, regardless of the size of the property. Generally, this is similar to the principle of purchasing in bulk; if you purchase more units, you will end up getting a better price per unit.

Educate yourself about the measurements of NOI: Net Operating Income. For the investment to be profitable, it has to produce more income than operating expenses.

Commercial real estate is more time consuming, confusing and involves more than just buying a home. However, all of this is required because it facilitates higher returns on your investments.

Have your business needs in line before looking for commercial real estate! You should be aware of the exact specifications you will need for your office space. If you see your company growing in the future, you should consider buying additional space now while the real estate market is at its lowest, this helps you to save money down the road.

As previously indicated, a successful commercial real estate deal requires a lot of upfront information. Ideally, this article will have helped you to expand your knowledge base and improve your understanding of commercial real

Teen Author Releases Book after Interviewing More Than 500 Athletes

(1888PressRelease) Young author Matthew Pearlman releases a book of wisdom gathered from interviews with more than 500 athletes. He hopes the book will inspire teens and others to strive for personal success through characteristics such as integrity and perseverance.

St. Louis, MO-IL ? By age 13, Matthew Pearlman had interviewed more than 500 top athletes and authored a fascinating book, That?s Great Advice! Advice from Pro Athletes for Kids, Written by a Kid, to help share the wisdom of these sports icons. The book will officially be released on July 19, 2012.

Pearlman wrote That?s Great Advice! Advice from Pro Athletes for Kids, Written by a Kid for teens, their families and anyone who teaches, guides, coaches and mentors kids. Since June 2010, Pearlman has conducted more than 500 interviews with professional athletes as a teen sports reporter. His book highlights more than 70 of these interviews. Not only is each featured athlete profiled, but they also explain their struggles and triumphs and the principles that helped them eventually to succeed.

A book release party and press conference are scheduled for Thursday, July 19, 2012, at Lester?s Sports Bar & Grill in Ladue, Missouri (a suburb of St. Louis) from 4 pm to 7 pm. Pearlman will answer questions and sign copies of his book. Other events are listed on www.TeensOnSports.com.

?The sources for my book, That?s Great Advice!, were the many athletes I interviewed, but my inspiration were the at-risk second graders I am fortunate to mentor every week,? said Pearlman. ?I want to share with them, and teens and children everywhere, how I was motivated by what I learned from these athletes.?

Each chapter of That?s Great Advice! relates to a specific success quality, such as perseverance, leadership, integrity and volunteering. Other chapters address contemporary issues important to teens, including anti-bullying, giving back and working hard to follow one?s dream.

Pearlman spent months as a 10- and 11-year-old phoning, faxing and emailing pro athletes requesting interviews. None responded until he received a surprise phone call from Brett Hull, National Hockey League Hall of Fame member. Pearlman conducted the interview, and it was the first he uploaded to his website www.TeensOnSports.com. Hull commented on the book, ?I definitely would have read this book as a kid. Any time you can help young people deal with tough problems, it is very important. The stories and advice from successful people that have already dealt with these issues and overcome them will help others.?

Pearlman will be appearing at book signings and discussion forums throughout the summer at various St. Louis suburban locations on these dates: Saturday, July 21; Sunday, July 22; Saturday, August 4; and Sunday, August 5. For details, visit www.TeensOnSports.com/book-info. The book can also be purchased at Amazon.com and BarnesandNoble.com. A portion of the proceeds will be donated to children?s charities.

Iran issues new oil blockade warning

Iran could prevent even ?a single drop of oil? passing through the Strait of Hormuz if its security is threatened, a naval chief said today, as tensions simmer over Tehran's nuclear programme.

Tehran will increase its military presence in international waters, said Ali Fadavi, naval commander in Iran's elite Islamic Revolutionary Guard Corps (IRGC).

"If they (the US) do not obey international laws and the IRGC's warnings, it will have very bad consequences for them," Fadavi said, according to Iran's Fars News Agency.

"The IRGC's naval forces have had the ability since the (Iran-Iraq) war to completely control the Strait of Hormuz and not allow even a single drop of oil to pass through."

Fadavi added: "IRGC special naval forces are present on all of the Islamic Republic of Iran's ships in the Indian Ocean and to its east and west, to prevent any movement.

"This IRGC naval force presence in international waters will increase."

Iran has repeatedly threatened to close the Strait of Hormuz shipping channel, through which 40 per cent of the world's sea-borne oil exports passes, in retaliation for sanctions placed on its crude exports by Western powers.

The sanctions were imposed over Iran's nuclear programme, which the West suspects is aimed at creating an atomic weapon. Iran says the programme is for peaceful energy purposes.

The United States has beefed up its presence in the Gulf, adding a navy ship last week to help mine-clearing operations if Iran were to act on threats to block the strait.

Tehran said last month it was building more warships, in part to guard Iranian cargo ships from pirates, and Iranian military leaders often assert Iran's strength in the region and dominance in the Strait of Hormuz.

Military analysts have cast doubt on Iran's willingness to block the slender waterway, given the massive U.S.-led retaliation it would likely incur.

Famjama (beta)

So much of our lives has migrated online and become centralized there. Communication, socialization, finance, entertainment, career... A relatively new type of application seeks to move yet another aspect of life online, to centralize it and make it easier to handle: household management. Of all the family organizer apps I've seen, none gets the job done as well as Famjama (beta) (free), our Editors' Choice in this category. While the service is technically still in beta, and a few more minor features are still in development (Google Calendar syncing, for example), Famjama will remain free after it's officially released, according to its founder.

Famjama puts many of the most important parts of family life into one central space, such as emergency contacts, notes for caretakers, and a shared family calendar, and gives parents excellent tools for acting as the account administrator, without fuss or complication. Famjama's weakness is it misses a few areas of family management that other competitors cover, like the ability to see a profile of each family member, add important information about people such as medical concerns directly to each person's profile (although you can add medical notes more generally in a section designated for caretakers), upload important documents such as proof of insurance certificates, and manage finances.

However, we have yet to see one single app that covers all these bases, meaning Famjama's shortcomings are no different than those of the competition. Of the competing family organizer websites, each one emphasizes something unique, while also missing entirely areas that the others cover. For example, Doxo (free, 3.5 stars) emphasizes bill payment by giving you one login to access all your e-statements from banks, credit card companies, and other service providers. But Doxo doesn't take on people management, so you can't create a profile of each member of your household. AboutOne (beta) (free, 3 stars), on the other hand, has great tools for uploading documents and cataloguing the family's possessions, but no bill pay features. Cozi's (free to $49.99 per year, 2 stars) sweet spot is in lists and calendars, a lackluster niche to have seeing as better digital calendars and list-making apps already exist.

Famjama Features
When you sign up for a Famjama account, one of the first things you'll do is create an entry for each person in your household. These people can include parents, children, caretakers, carpool buddies, pets?you name it. For each person, you can associate an email address and phone number, log a birthday, and assign a color, which is used throughout the app to identify the person. Additionally?and this is where Famjama handles the people side of family management better than other apps?each person has permissions that you can toggle. Is the person considered a caretaker? Should they have the ability to edit information about other family members? Can the person request items be added to a shopping list?

All these permissions settings in Famjama are implemented very well. They're not overly confusing, but they do set much needed limits on each person's access to the family account.

As you explore Famjama, the big features you'll find first are a shared calendar, where you can set appointments and make them visible only to selected family members, shopping lists, to-do lists, and emergency contact information. Buttons on the top of the page denote that you can sync the Famjama calendar with your other calendars in Apple (iCal) and Android devices, with integration planned for Google Calendar and Outlook once the product is finalized and officially released (as mentioned, it's still in beta). .

All these components appear as widgets on the homepage, making them easy to find, explore, and access. And you can add to most of them with one click right from the widget. For complete editing abilities, you'll have to double click to open the component on its own page.

Dig a little more, and you'll uncover some additional features that set Famjama apart. As you design shopping lists, for example, Famjama will suggest applicable coupons if it finds ones that match keywords in your list. It also has a section dedicated to coupons that you can openly explore (I reckon the coupon integration is how Famjama makes its money and remains a free service to end-users). A weather widget in the upper right corner of the screen shows the three-day forecast for your ZIP code by default, although you can customize it if you like. And a "family announcement" sticky note shows up bright and yellow on the homepage if you need to get a message to everyone who logs in.

The sticky note is a neat feature, but say you need to alert your family members to something more urgently. You can "blast" a message to the whole family, or any subset of the family members that you create into a group. Groups are another feature unique to Famjama. While you could group together all your children so you can message them easily, you can also create new groups for clubs, teams, PTA councils, car pooling, and so forth. I set up a group called Children's Book Club, added new members, started a calendar, and sent out a message announcing the next meeting.

Still Waiting for Something Great
Although Famjama is still technically a beta product, it's our Editors' Choice for family organizers because it's more on the right track than other household management apps. It includes several great capabilities and settings that set it apart from other apps in its class. Sure, it could use a few more features. It doesn't have the finance management tools found in Doxo, nor the document management features found in AboutOne, but its core concept and design is right.

If you're looking for an utterly fantastic household management tool that lets you upload and backup important documents, maintain a group calendar, collaboratively write and share lists, and manage your family's budget, keep looking. Until there is a family organizer that works more like content management software and reaches all those extremes, the closest available option is Famjama, our Editors' Choice and a great tool for helping you run your household.
